For Tenants

Q: How is your vetting process different from regular rentals?
A: We evaluate references and community fit alongside financials. We do not discriminate against, content creators, skilled trades in transition or contracting specialists on assignment.

Q: Do you accept HUD-VASH vouchers?

A: Yes. We handle all HUD-VASH paperwork and ensure properties pass HUD Housing Quality Standards.

Who will I co live with?

A: We perform background checks on all of our applicants and have a unique screening process to maintain safety and comfort. 

Q: Do you allow men and women to share co living space?

A: We prioritize resident comfort and safety by offering gender-specific shared spaces. All co-living arrangements are designed for same-gender roommates, with common areas available for socializing.

Q: Are utilities included?

A: All homes include WiFi, water, and trash. Electricity is split evenly among housemates.

Q: What if I get PCS orders or need to break my lease?

A: We follow the Service-members Civil Relief Act (SCRA) for lease breaks during active duty.

Q: Do you accommodate for unique needs like all veteran co living or all sober co living?

A: Yes, we do have fully sober houses and all veteran houses.

 

For Landlords

Q: How are you different from traditional property managers?

A: We:

  • Sign 2-5 year master leases at your asking rent

  • Handle all tenant screening, maintenance, and HUD compliance

  • Guarantee on-time payments

Q: What are your property requirements?

A: Homes must:

  • Have 2+ bedrooms

  • Be able to pass HUD’s HQS inspection

  • Be in safe areas 

Q: Who covers repairs?

A: We handle minor repairs under $200. You are responsible for appliance and structural issues.

Q: Can I meet the tenants living in my property?

A: For privacy, we coordinate communication—but you’ll receive quarterly maintenance reports.
